Introduction
Welcome
Welcome to our consultation to view the emerging proposals for development up to 150 new homes, including 40% affordable homes and public open spaces at land off Southdown Road, North Horndean.
We value your feedback, so please do take time to respond via our website or postal address and let us know what you think.
Our Ambition
This consultation document sets out our vision and summarises our emerging proposals for a landscape led design residential development. Our ambition is to create a high quality place, that respects adjacent settlements and communities, and creates a cohesive, sustainably located development within the context of the surrounding landscape.
About us
Hallam Land are respected as being one of the UK’s leading land promoters. Working closely with landowners, partners and stakeholders, we have a successful track record of bringing forwards high quality, well designed places where people want to live.
Our proactive team has the experience to ensure that each of our developments is well planned, enhances the character and qualities of each unique site and meets local needs and ambitions for growth.
As part of Henry Boot Group, we recognise our duties to the environment and the communities in which we operate. Our people, partners and communities continue to trust our reputation, expertise and value our team’s forward thinking approach.
Here are some examples of Hallam Land’s recent developments, where high quality new homes have been designed and delivered alongside public open space and supporting infrastructure. Local character and materials are reflected in the design of the new homes which are laid out to protect existing trees and hedgerows within extensive new green infrastructure.
Wider Context
The proposed development site is located within East Hampshire, on the edge of North Horndean, adjacent to the settlements of Clanfield (to the north) and Catherington (to the west). Clanfield and North Horndean act as a continuous and merged settlement area. These settlements are surrounded by the South Downs National Park, which are characterised by rolling hills and localised ridge lines. Importantly the site is one of the few areas to the south of the District which lies outside of the protected South Downs National Park.
Site Overview
The site is approximately 9.7 hectares (circa 24 acres) in size, situated adjacent to development along Southdown Road, North Horndean. The site is in a sustainable location, being within 500m of Clanfield local centre (to the north) which provides a range of shops, healthcare and employment opportunities, including a convenience store, post office, surgery and pharmacy.
The site is also well related to Petersgate Infant School, Catherington C of E Infant School and Catherington Primary School which are located within 1km (10 minute walk). Clanfield Junior School is 1.5km away and secondary schools are within 2km. Horndean itself, to the south, also provides a range of local services from employment through to leisure and recreation, including employment sites on Lakesmore Road, Havant Road and Enterprise Way.
The National Cycleway and a wider network of footpaths provide strategic connections to adjacent areas for recreation and access to open space.
Retaining The Local Gap
The site is located within the ‘Local Gap’ that separates Clanfield / North Horndean (to the east) and Catherington (to the west). The emerging proposals seek to retain a Local ‘Green’ Gap between settlements - preserving this physical and visual separation, whilst also creating a green link connection to the South Downs National Park beyond.
Opportunities & Constraints of the Site
The site’s constraints and opportunities have influenced the emerging development proposals, including:
Concept Plan
Our proposals seek to deliver a residential extension to North Horndean, whilst demonstrating how a landscape led design approach can respect the local settlement edges, while also creating benefits for existing and new residents, and enhancing the character of the existing environment.
Emerging Proposals
Our Illustrative Design Layout
We are committed to creating a high-quality development delivering new homes in conjunction with new areas of public open space, including play areas, pedestrian and cycle routes and significant new planting.
